Application Process

When applying for an apartment in NYC you as an incoming tenant should make sure you have copies of the following documents available to submit with your application:

  • First Two Pages of the Previous Year's Tax Return (1040 Form)
  • Previous Year's W2 or 1099
  • 2 or 3 Paystubs
  • Employment letter or Job Offer Letter
  • Last two months of bank statements
  • Investment Account Statements, stocks, bonds mutual fund etc. (if any)
  • Clear Copy of State Photo ID and Social Security Card
  • Your Check Book for the Deposit.

Incoming tenants must be able to show income of about 40x the monthly rent and have good credit in order to be considered by most landlords.  If the tenant doesn't have the income or credit to qualify on their own for an apartment a guarantor (co-signer) can be used but they must be able to show 80x the monthly rent. 

If a guarantor is unavailable, we do work with an outside company that will co-sign a lease with most major landlords here in NYC for a small fee.  The fee can range from 6-12% of the yearly rent depending on such things as the client's credit score, income etc.  Each case is different.  Please feel free to call our office for more information regarding this service.
