When applying for an apartment in NYC you as an incoming tenant should make sure you have copies of the following documents available to submit with your application:
Incoming tenants must be able to show income of about 40x the monthly rent and have good credit in order to be considered by most landlords. If the tenant doesn't have the income or credit to qualify on their own for an apartment a guarantor (co-signer) can be used but they must be able to show 80x the monthly rent.
If a guarantor is unavailable, we do work with an outside company that will co-sign a lease with most major landlords here in NYC for a small fee. The fee can range from 6-12% of the yearly rent depending on such things as the client's credit score, income etc. Each case is different.
